Ballots drawn for Sale of Green Form Subsidised Home Ownership Pilot Scheme Flats (with photo)

Located at the southern part of the ex-San Po Kong Flatted Factory site at Prince Edward Road East, King Tai Court provides 857 flats, with saleable areas ranging from 17.8 square metres to 45.9 sq m (192 square feet to 494 sq ft). By applying a discount of 40 per cent from the assessed market values, the average selling price is $60,900 per sq m ($5,658 per sq ft) of saleable area. Selling prices of the flats range from about $940,000 to $2,980,000. The flats will be sold to Green Form applicants only.
Some 16 200 applications were received by the HA, of which about 12 400 were from family applicants and about 3 800 were from one-person applicants. The open ballot conducted today will determine the priority sequence of the last two digits of the application numbers held by applicants. Based on the ballot result, the order of the applicants under different application categories will be randomly generated by computer. Applicants who are tenants of public rental housing need not go through detailed vetting as they are not subject to restriction on income and asset limits. Applicants holding Green Form Certificates are still subject to income and asset limits, and the HA will issue letters requesting them to submit supporting documents for detailed vetting to determine whether individual applicants meet the eligibility criteria. The HA will then issue Flat Selection Letters in batches to eligible applicants according to their categories and priority for flat selection at the HOS Sales Unit of the HA in Lok Fu starting from mid-January 2017.
"Before the commencement of flat selection, hard copies of the sales brochure covering full details of the development and the price list will be made available for public collection at the Housing Authority Customer Service Centre (HACSC). Soft copies of these documents will be uploaded to the designated website. We will no longer mail the sales brochure and the price list to the applicants on top of the above arrangements," a spokesman for the HA said.
The ballot results have been uploaded to the dedicated webpage on the HA/Housing Department website (www.housingauthority.gov.hk/gsh/2016/en/ballot.html). The order of applicants of all categories randomly generated by computer will be uploaded to this webpage tomorrow (December 9). It will also be posted from tomorrow onwards at the HACSC in Lok Fu, the estate offices and District Tenancy Management Offices of the HA, estate offices of the Hong Kong Housing Society, the Public Enquiry Service Centres of the Home Affairs Department and the Sham Shui Po Housing Information Centre. Applicants may also call the HA Sales Hotline 2712 8000 for enquiries.
Meanwhile, construction of the first batch of new Home Ownership Scheme flats put up for pre-sale in 2014 is making good progress. According to the latest schedule, completion of Mei Ying Court, Mei Pak Court, Ching Chun Court, Wang Fu Court and Sheung Chui Court is expected to be in early to mid-2017. After the Occupation Permit of an individual project has been issued, the HA's appointed solicitor will notify the purchasers in writing for completion of the remaining conveyancing formalities and payment of the balance of purchase price within the specified period. Conveyancing formalities for the five projects are expected to complete in around early to mid-2017. Purchasers who need to obtain a mortgage loan to pay the balance of the purchase price are advised to allow sufficient time for processing the loan application by applying to a participating bank or financial institution which has entered into a Deed of Guarantee with the HA well in advance.
