Draft Urban Renewal Authority Chun Tin Street/Sung Chi Street Development Scheme Plan approved

"The approved DSP provides a statutory land use planning framework to guide the implementation of the URA Chun Tin Street/Sung Chi Street Development Scheme," a spokesman for the Town Planning Board said today (November 10).
The Development Scheme Area covers a total area of about 2 475 square metres. The Area covers a whole row of old and dilapidated tenement buildings bounded by Chun Tin Street, Hok Yuen Street and Sung Chi Street. The Area also covers Chun Tin Street, which is a dead-end street that is proposed to be closed and integrated into the Area for redevelopment to achieve better site utilisation, increase redevelopment potential and enhance the local traffic and pedestrian environment. The Area also includes part of Sung Chi Street adjoining the Area to carry out road improvement works and the adjoining pavement of Hok Yuen Street over which the tenement buildings overhang.
The Area is zoned "Residential (Group A)7" ("R(A)7"), which is primarily intended for high-density residential developments. Commercial uses are always permitted on the lowest three floors of a building or in the purpose-designed non-residential portion of an existing building.
In order to maintain adequate planning control over the development intensity, developments within the "R(A)7" zone are subject to a maximum domestic gross floor area of 12 270 sq m and maximum non-domestic gross floor area of 2 454 sq m. The maximum building height of the Area is restricted to 120 metres above Principal Datum or the height of the existing building, whichever is the greater.
The approved DSP No. S/K9/URA1/2 is now available for public inspection during office hours at the Secretariat of the Town Planning Board, the Planning Enquiry Counters of the Planning Department in North Point and Sha Tin, the Kowloon District Planning Office and the Kowloon City District Office.
Copies of the approved DSP are available for sale at the Map Publications Centres in North Point and Yau Ma Tei. The electronic version of the plan can be viewed at the Board's website (www.info.gov.hk/tpb).
