Approved Tuen Mun Outline Zoning Plan amended

     The Town Planning Board today (May 2) announced amendments to the approved Tuen Mun Outline Zoning Plan (OZP).

     The amendments mainly involve the rezoning of 14 sites for residential use. The four sites in Tuen Mun North at the north-east of Leung King Estate in Area 29, north-east of Shan King Estate in Area 2, and west of Kei Lun Wai and Hing Fu Street both in Area 54 are rezoned mainly from "Government, Institution or Community" ("G/IC") to "Residential (Group A)21" ("R(A)21"), "R(A)23", "R(A)24" and "R(A)25" respectively to facilitate public housing developments. The two sites in Tuen Mun Central at the junction of Hoi Wing Road and Hoi Wong Road in Area 16 and at Castle Peak Road - Castle Peak Bay in Area 39 are rezoned mainly from "G/IC" to "R(A)22".  

     Regarding the eight sites in Tuen Mun East, one site to the east of Castle Peak Road - Castle Peak Bay in Area 20 is rezoned from "Residential (Group B)8" ("R(B)8") to "R(B)2"; the western and eastern portions of a site at Castle Peak Road ﷿ Castle Peak Bay in Area 48 are rezoned from "G/IC" to "R(B)14" and "R(B)15"; two sites in the east of Tuen Mun Road and to the west of So Kwun Wat Road in Area 56 are rezoned mainly from "R(B)" and "Green Belt" ("GB") to "R(B)17" and "R(B)2" respectively; and two sites at So Kwun Wat Road in Area 56 are rezoned mainly from "R(B)" and "Open Space" ("O") to "R(B)18" and "R(B)2" respectively.  

     Building height and plot ratio/gross floor area restrictions are stipulated for these housing developments. Non-building areas are also designated for the "R(B)2" zone at Kwun Chui Road, "R(B)17", "R(B)18" and "R(A)21" zones, and "R(A)22" zone at the junction of Hoi Wing Road and Hoi Wong Road.

     Opportunity is also taken to amend the OZP to reflect approved rezoning applications and a completed development; and to rezone the previously planned crematorium and columbarium site in Area 46 to "Undetermined" ("U"). The Notes of the Plan are also amended to mainly reflect the corresponding amendments to "R(A)" and "R(B)" and incorporate a new "Recreation" zone.

     The draft Tuen Mun OZP No. S/TM/32, incorporating the amendments, is now available for public inspection during office hours at the Secretariat of the Board; the Planning Enquiry Counters of the Planning Department in North Point and Sha Tin; the Tuen Mun and Yuen Long West District Planning Office; the Tuen Mun District Office; and the Tuen Mun Rural Committee.

     Any person may make written representation in respect of the amendments to the Secretary of the Board on or before July 2. Representations made to the Board will be available for public inspection.

     Copies of the draft Tuen Mun OZP are available for sale at the Map Publications Centres in North Point and Yau Ma Tei. The electronic version of the OZP can be viewed at the Board's website at www.info.gov.hk/tpb/.
