The Town Planning Board today (May 29) announced amendments to the approved Kam Tin South Outline Zoning Plan (OZP).
The amendments mainly involve the rezoning of a site occupied by West Rail Kam Sheung Road Station (KSRS) and adjoining areas to the east of the Tsing Long Highway from area shown as "Railway" to "Other Specified Uses" (OU) annotated "Railway Station and Public Transport Interchange with Commercial/Residential Development" for residential and commercial development with supporting facilities (including a public transport interchange); the rezoning of a site occupied by the West Rail Pat Heung Maintenance Centre (PHMC) and railway tracks to the east of the Tsing Long Highway from area shown as "Railway" to "OU" annotated "Railway Depot with Commercial/Residential Development" for residential and commercial development with supporting facilities; the rezoning of three pieces of land at the periphery of the PHMC from "Agriculture" (AGR) to "OU" annotated "Railway Depot with Commercial/Residential Development" to tally with the lot boundary of the PHMC; the rezoning of a strip of land to the north of KSRS from "AGR" to "OU" annotated "Railway Station and Public Transport Interchange with Commercial/Residential Development" to achieve a more cohesive zoning boundary; the rezoning of a site occupied by an electricity sub-station to the south of KSRS from "AGR" to "Government, Institution or Community" to reflect the as-built development; and the rezoning of a site abutting Kam Sheung Road next to a petrol filling station from "OU" annotated "Petrol Filling Station" and "Residential (Group C)1" to "Commercial" to reflect an approved rezoning request for the development of a local shopping centre.
The Notes and the Explanatory Statement of the Plan are also amended to reflect the above amendments and to update the general information on various land use zones and the planning circumstances of the OZP.
The draft Kam Tin South OZP No. S/YL-KTS/12, incorporating the amendments, is now available for public inspection during office hours at the Secretariat of the Board; the Planning Enquiry Counters of the Planning Department in North Point and Sha Tin; the Fanling, Sheung Shui and Yuen Long East District Planning Office; the Yuen Long District Office; the Kam Tin Rural Committee; and the Pat Heung Rural Committee.
Any person may make written representation in respect of the amendments to the Secretary of the Board on or before July 29. Representations made to the Board will be available for public inspection.
Copies of the draft Kam Tin South OZP are available for sale at the Map Publications Centres in North Point and Yau Ma Tei. The electronic version of the OZP can be viewed at the Board's website at www.info.gov.hk/tpb/.
