Applications invited for Surplus HOS Flats from January 2 (with photos)

The following is issued on behalf of the Hong Kong Housing Authority:

     The Hong Kong Housing Authority (HA) will put up surplus Home Ownership Scheme (HOS) flats for sale in phases from 2007 onwards. The first batch of 3,056 unoccupied completed flats would be available under the 2007 Phase 1 sales exercise (see attached table) - Applications from public rental housing tenants and other eligible persons are invited from January 2 to 15, 2007.

     Those units are situated in Kingsford Terrace Stage 1 in Wong Tai Sin, Yu Chui Court in Sha Tin, and Tin Fu Court in Tin Shui Wai.

     Mr Albert Lee Kwok-wing, Assistant Director of Housing (Housing Subsidies) said, "We will carry out pre-sale defect rectification and maintenance works to bring the surplus HOS flats to a reasonable standard before handover. As the flats have been completed for a few years, the appearance of some installations and fittings therein may not look brand new and this has been reflected in our selling prices. For environmental reasons, we will not replace them if they can function properly. To further assure potential purchasers, the HA will provide a one-year defects liability period for all unoccupied completed flats.

    "The three courts offered in this phase share the advantages of pleasant surroundings and convenient transportation networks. There will not be a long wait before handover as these are all completed flats. The selling prices are set at 30% off the assessed market values. Interested public housing tenants and eligible persons may consider lodging an application having duly assessed their own needs and affordability," Mr Lee added.  

     Kingsford Terrace is located on a hillock. The five residential blocks of the court are erected on a six-storey podium. From such a vantage point, many of the flats enjoy panoramic views. The court is served by green mini-buses linking to MTR stations. Formerly a Private Sector Participation Scheme project, Kingsford Terrace features exclusive layout designs. A total of 2,010 units will be offered in two phases; 1,200 units in Blocks 2-4 come under the current phase. Selling prices are from $981,500 to $1,896,700, with saleable areas ranging from 39.2 to 55 square metres.

     Yu Chui Court is situated in Yuen Chau Kok, Sha Tin. City One Station of Ma On
Shan Rail is within minutes of walking distance. The court boasts a vast stretch of beautifully landscaped area. The neighbourhood offers a comprehensive range of community facilities and features a number of large-scale parks. The court comprises 16 Concord blocks. The current phase will offer 1,489 units of saleable areas ranging from 47.4 to 61.6 square metres. Selling prices are from $967,600 to $1,862,100.
 
    Tin Fu Court is conveniently located right next to Tin Fu LRT Station. The urban area is easily accessible via connection through the West Rail. The court comprises 16 Concord blocks. Sports and recreational facilities include a children playground and courts for basketball, volley ball and badminton. There are a large shopping centre and many schools in the vicinity. In the 2007 Phase 1 sales exercise, 367 units with saleable areas of 47 to 60.4 square metres are offered. Selling prices are from $563,900 to $932,400.

    From January 2 to 15, 2007, sales information and application forms will be available at the Hong Kong Housing Authority Customer Service Centre in Lok Fu, all public rental housing estate offices, the Housing Information Centre in Sham Shui Po, and all Home Affairs District Offices. On-site show flats will be open for viewing during the application and flat selection periods. Sales brochures and a detailed price list will be available on the Housing Authority/Housing Department Website (www.housingauthority.gov.hk) starting from January 2. An enquiries service is also provided through the Housing Authority Sales Hotline (2712 8000).
