The Town Planning Board today (January 29) announced amendments to the approved Fanling/Sheung Shui Outline Zoning Plan (OZP).
The amendments mainly involve the rezoning of a site at Fanling/Sheung Shui Planning Area 48 from "Industrial" ("I") and "Green Belt" ("GB") to "Residential (Group A)3" to facilitate public housing development; the rezoning of two sites in the same planning area from "I" and "GB" to "Government, Institution or Community" for the development of two schools and other government uses; and the revision to building height restriction from 25m to 65m (excluding basements) for On Lok Tsuen (Planning Areas 25 and 26) under the "I" zone.
The Notes and Explanatory Statement of the OZP are also amended to reflect the above amendments and to update the general information of various land uses zonings and the planning area, where appropriate. Opportunity is also taken to amend the Notes to include "Art Studio (excluding those involving direct provision of services or goods)" as a Column 1 use under the "I" zone, and corresponding amendment to replace "Place of Recreation, Sports or Culture" use under Column 2 by "Place of Recreation, Sports or Culture (not elsewhere specified)".
The draft Fanling/Sheung Shui OZP No. S/FSS/21, incorporating the amendments, is now available for public inspection during office hours at the Secretariat of the Board; the Planning Enquiry Counters of the Planning Department in North Point and Sha Tin; the Fanling, Sheung Shui and Yuen Long East District Planning Office; the North District Office; the Fanling District Rural Committee; and the Sheung Shui District Rural Committee.
Any person may make written representation in respect of the amendments to the Secretary of the Board on or before March 29. Representations made to the Board will be available for public inspection.
Copies of the draft Fanling/Sheung Shui OZP are available for sale at the Map Publications Centres in North Point and Yau Ma Tei. The electronic version of the OZP can be viewed at the Board's website (www.info.gov.hk/tpb).
